1. Payment
Rental payment will be due in advance with one Quarter due at reservation and the remainder two months before arrival.
Payments are non-refundable however, should a renter be unable to visit, we will make a good faith effort to find other
renters. If we are successful, the deposit will be refunded minus a 150-dollar re-booking fee.
2. Check In / Check Out
Rental is from Saturday to Saturday. Check in at 4PM. Check out at 10AM.
Keys will be brought to you upon arrival and may be left at the cottage or returned at check out.
Renter shall leave the unit neat and clean, vacuumed (provided), dishes washed, trashed bagged and removed to curb.
3. Garbage
Garbage pick-up is on Friday please bring garbage cans to the curb and return them to their original spot before Saturday am departure.
4. Extra Visitors and Sleep-Overs
Additional sleep-over guests will be considered upon request. Otherwise, we expect the number of guests
staying at the lake house to be the number that is agreed upon at the time of the deposit. Our concern is
that renters will invite friends and family to join them during their vacation. More than the agreed upon number
will strain all the facilities including, water, sewage, garbage, electricity, parking and relations with neighbors.
So, please limit the number of guests that are visiting at any one time. No big parties.
5. Parking
The Big Easy has a six car maximum parking area therefore cannot handle boats or trailers, however there
is a marina within walking distance. Parking is not permited on the street or beach areas.
6. Noise
We live in a primarily residential neighborhood. We respect our neighbors and do not want to receive complaints
from them about excessive noise at unreasonable hours.
7. Damage / Security Deposit
A security deposit of $250 is due at time of reservation. If the cottage was left in the condition it was
before your visit, the deposit will be completely refunded. However, if there has been any smoking or damage to the property,
or an excessive amount of cleaning is necessary to prepare for the next renters, the damage will be assessed and
the remainder of your security deposit will be refunded with in 45 days.

Sorry, no pets are allowed.
7. Smoking
Smoking is not allowed at the Lake House
